This building is not a loft conversion but is very popular because it still has a lofty feel. Built in 1989 by Track Investments, its original purpose was to house 26 investment suites. Since then the building has been resold to make up 26 two bedroom units ranging in size from 880 square feet to 1100 square feet. There are three lofts that have open terraces and there are even a few suites that have wood-burning fireplaces. The units have large staircases that lead up to the bedrooms that are open at the second level. Prices start at $250,000 and go to the low $400,000 for the largest units. Located at the corner of King Street East and Parliament Street, the Derby is a well-liked, high in demand condominium loft.
